Subscriber issues carry full addresses, owners, amounts, case numbers, and an analyst note on every filing.

In every issue

Four signals. One spreadsheet. Zero fluff.

LPLis pendens

Foreclosure starts

Every new lis pendens across covered towns, with owner names, the foreclosing lender, original mortgage details, case numbers, assessed values, and an equity read on each property.

PROBProbate

Probate, matched

Not a list of names — estates matched to real property, with the fiduciary's name and address, ownership history, and whether a mortgage is on record. Free-and-clear inherited houses, flagged.

LIENTax & municipal

Tax & municipal liens

With repeat filings highlighted — a third consecutive tax lien tells you more than the first ever could.

SPSummary process

Tired landlords

Repeat eviction plaintiffs tracked across properties. A landlord on their fourth summary process filing this year is a seller — no national feed catches this.

Why this exists

Connecticut buries its filings. We read them anyway.

Connecticut abolished county government. Land records live with 169 separate town clerks, each on their own system. The national foreclosure sites are built for county-recorder states — so CT filings reach them late, incomplete, or never.

Reading these records the hard way — town by town, index by index — is exactly what mortgage and title professionals have always done. Distress Ledger does that reading for you, every week, and writes down what it finds.

Who's behind it

Built by someone who's read these files for a living.

Distress Ledger is researched and written by a former Connecticut mortgage professional who spent years inside the same land records, title chains, and foreclosure files this report is built from. Every issue is compiled from primary sources — town clerk indexes, the CT Judicial Branch docket, and probate filings — and reviewed by hand before it ships.

FAQ

Straight answers

Is this the same data as the national foreclosure sites?

No. Those aggregate county-recorder feeds; Connecticut doesn't have county recorders. Most of what's in a typical issue appears here first — and some of it (probate matches, repeat-lien flags, landlord tracking) doesn't appear anywhere else at all.

Who subscribes?

Investors, wholesalers, foreclosure and probate attorneys, hard money lenders, and agents who work pre-foreclosure listings.

Can I use this for tenant screening or credit decisions?

No. This is market intelligence for informational and marketing purposes only — not a consumer report, and not for use in credit, employment, insurance, or tenant-screening decisions.

Do you do calls or demos?

Everything's in writing — it keeps a record and keeps the price down. The free issue is the demo; email anytime with questions.

What's the refund policy?

If your first paid issue isn't worth it, reply within 7 days and you'll get a full refund of your first month — no questions, no forms. After that, monthly plans cancel anytime and simply stop at the end of the billing period. Annual plans: cancel within your first 60 days and unused months are refunded.

What happens when you add towns?

Your price never changes. Founding subscribers are grandfathered permanently.
